Welcome to Callwood Hospitality & Leisure LLC (“Company,” “we,” “us,” or “our”). These Terms & Conditions (“Terms”) govern your use of our website sailfishvillavi.com, and your stay at any of our properties. By accessing our website, making a booking, or staying with us, you agree to be bound by these Terms.

If you do not agree with these Terms, please do not use our website or book our accommodations.

1. General Information

Location: Our vacation rental properties are located in the U.S. Virgin Islands (USVI).
Purpose: Our accommodations are offered for temporary, short-term rental use only. They may not be used for commercial purposes, parties, or events unless expressly approved in writing.
Eligibility: Guests must be at least 21 years of age to make a reservation.

2. Booking and Payments

All bookings are subject to availability and confirmation.
A valid payment method is required to secure your reservation.
You agree to provide accurate, current, and complete information during the booking process.
Rates, taxes, and fees are displayed at the time of booking and may vary based on the season, property, or promotional offers.
Full payment (or deposit) is required as specified in your booking confirmation.

Accepted Payment Methods:

Major credit cards and approved online payment platforms. We do not accept cash or personal checks unless arranged in advance.

3. Cancellations and Refunds

Cancellation policies are provided during the booking process and may vary depending on the property or booking channel.

Guest Cancellations: Refunds will be issued according to the specific cancellation policy for your reservation.
Company Cancellations: We reserve the right to cancel a reservation due to unforeseen circumstances (e.g., property damage, natural disaster). In such cases, guests will receive a full refund or the option to reschedule.

4. Check-In and Check-Out

Check-in: After 4:00 PM
Check-out: 11:00 AM
Early and late check-ins must be arranged at least 1 day in advance and are susceptible to additional fees depending on time.

5. Guest Responsibilities

By booking and staying with us, you agree to:

Treat the property and its contents with care and respect.
Follow all house rules provided at check-in.
Use appliances and amenities responsibly.
Report any damages or maintenance issues immediately.

Guests are responsible for any damage or loss caused during their stay and may be charged for repairs or replacements.

6. Property Rules

Maximum Occupancy: Must not exceed the number of guests stated in your booking.
Illegal Activity: Any illegal conduct or violation of local laws may result in immediate eviction and forfeiture of payment.
No smoking indoors.
No hosting of unauthorized parties, events, or large gatherings, such activities require express written consent.
Do not run AC while windows or doors are open.
Do not sit, lean or climb on railings.
Do not leave outside lights on during the daytime.
No pets or animals are allowed inside or outside the villa at anytime.
To help maintain our septic system, please only flush toilet paper and natural waste in the toilet(s). DO NOT FLUSH baby wipes (even if the container states "flushable"), cleaning wipes, feminine hygiene products, paper towels, facial tissue, or trash of any kind.

7. Security Deposit

A refundable security deposit may be required to cover potential damages. Deposits will be returned within [Insert timeframe, e.g., 7–14 days] after check-out, provided no deductions are necessary.

8. Limitation of Liability

The homeowner does not accept liability for any loss or damages to Guests' personal property caused by natural disasters such as hurricanes, earthquakes, or fire. All Guests’ stay is at their own risk. Guests are responsible for the suite(s) and their Guests during occupancy, including the supervision of child(ren) at all times. The homeowner does not accept liability for any loss, damage, or injury. Guests hereby waive and release any claims against the homeowner and her successors, assigns, employees, or representatives, officially or otherwise, for any loss, damage, or injury that may be sustained by Guests on or near or adjacent to the property, including any common facilities, balconies, walkways, staircases, driveway, main road, gardens, and grounds. Guests agree to use any such facilities or entirely at the Guests’ own initiative, risk, and responsibility.

9. Force Majeure

We shall not be held responsible for any failure or delay in performing our obligations due to events beyond our reasonable control, including natural disasters, government restrictions, power outages, or other unforeseen circumstances.

10. Intellectual Property

All content on this website—including text, photos, logos, and design—is owned by [Your Company Name] or its licensors. You may not copy, reproduce, or distribute any material without written consent.

11. Privacy

14. Cancellation Policy

Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 60 days away. 50% refund for cancellations made at least 30 days before check-in. No refunds for cancellations made within 30 days of check-in.
